Our private dormitory at Leipziger Str. 108 is centrally located, directly opposite the renowned Fulda University of Applied Sciences.

We offer comfortable, reasonably priced rooms in a clean and safe house. (Warm rent from 180 €)

The city bus stop ‘Hochschule’ is right outside the door and many shopping and leisure facilities as well as the train station and city centre are also within easy walking distance.

Our offer is aimed at students and trainees who need accommodation for at least one semester (6 months).

Rooms

Each of our 47 rooms is furnished and contains at least:

  • a bed with mattress measuring 90cm x 200cm or 100cm x 200cm
    Exception: the bed in our smallest rooms with 7.3 m² measures 90cm x 190cm
  • a comfortable desk
  • a large wardrobe for clothes or other items
  • a practical folding chair
  • an illuminated mirror above the mini-kitchen or washbasin
  • a large ceiling light that illuminates the entire room

Large rooms (“apartments”) with their own mini-kitchen and private shower and WC

  • Living space / room size:
    21.5 m² to 23.7 m²

  • Warm rent per month:
    300 EUR to 320 EUR

Sanitary facilities (showers & toilets) are community areas.

Our monthly rental prices are “warm”, i.e. including ancillary costs (“warm rent”). This means:

  • There are no additional costs for water consumption!
  • There is also no additional charge for using the heating!
  • Fast Internet access (flat rate) is available throughout the house via WLAN and is also included in the rental price!

The only exception: electricity is billed every six months according to actual consumption in your own room. There is a small basic charge of EUR 2.21 per invoice, otherwise we pass on the current electricity prices of RhönEnergie Fulda GmbH to the tenants on a one-to-one basis.

In a nutshell: As a tenant, you pay us a fixed monthly rent (referred to as “Mietzins” in our rental contract) and every 6 months the electricity (+ EUR 2.21 basic fee) that you use in your own room. Nothing more!

Particularly important information from the rental contract, house rules & co:

  • All our rooms are single rooms and may only be used by the respective contractual tenant for residential purposes. Subletting or the accommodation of third parties - even temporarily - is not permitted. Pets are not permitted.

  • The rooms may also not be let to third parties (e.g. exchange students) during (semester) vacations.

  • Please respect the smoking ban in the community kitchen, stairwell, corridors and sanitary facilities. This does not apply to the rooms and the TV room. Smoking is generally permitted there, but there must be sufficient ventilation and consideration must be given to non-smokers, as we attach great importance to a harmonious house community.

  • Our cleaning staff only clean the public areas of the house. The cleaning of the private rooms is the responsibility of the tenants.

  • During quiet hours (Sunday to Thursday: 10 p.m. to 6 a.m. and Friday and Saturday: midnight to 8 a.m.), music and other noises must be kept to room volume. The use of headphones is generally recommended.

  • The deposit is 200 EUR and must be transferred by the tenant within the first 8 days after signing the contract. Cash payment is not possible.

  • The rent is due on the 1st of the month: the corresponding amount should therefore have reached the bank account of the dormitory by then. Exceptions can be approved if, for example, the tenant does not receive his/her salary until the middle of the month.

  • As a rule, the rental contract begins annually on March 1 or September 1, i.e. on the day after the previous tenant moves out in accordance with the contract.

  • A contractual move-out can take place annually on February 28 or August 31. For this purpose, the written notice of termination must be received by the preceding November 30 or May 31 at the latest in accordance with the notice period of 3 months.

  • If the tenancy is not terminated in due time, it is automatically extended by 6 months (one semester).

  • As a tenant, you are obliged to observe the posted house rules, which are part of the rental contract. In all other respects, the statutory provisions on tenancies in accordance with § 535 ff BGB apply.

  • Our janitor Thomas lives directly in the hall of residence and is available to answer questions and solve problems promptly. The house is managed by Ms. Birgit Gleiss (see legal notice).

Community areas

Showers & toilets / WCs

Our separate “female” and “male” sanitary facilities are professionally cleaned three times a week (Mon, Wed, Fri) by a very nice lady.
There are a total of 2 showers and 3 toilets on each regular floor.

TV & community room

Although we see ourselves as a quiet dormitory, the TV and community room can of course sometimes be a little louder for social gatherings or live broadcasts of sporting events.

Bicycle cellar

For the safe storage of our residents' bicycles, we provide a spacious bicycle cellar with hanging facilities.

A bicycle stand is available in front of the building for short-term storage.

Shared community kitchen

The community kitchen with oven is only available to residents of rooms without their own kitchen.

Two people share a large refrigerator equally.

Laundry room & washing machine

The washing machine in the laundry room may be used by our residents to clean their own laundry daily from 7 a.m. to 10 p.m. at no additional charge.
Use by or for third parties is prohibited!

Drying room

Laundry can be hung up to dry in the drying room, but residents must provide their own drying racks. Our elevator makes it easy to transfer from the laundry room to the drying room without having to climb stairs.

Terrace

In the course of 2025, a covered terrace on the ground floor, surrounded by plastic panes in winter, will also be opened to our residents.

At the moment, however, this area is still private and not freely accessible.

Elevator / Lift

Not a real common room, but still there for everyone - the elevator in our building stops on every floor.

One small exception: the residents of rooms 46, 48 and 49 also have to climb a few steps.

Location & surroundings

Parking spaces for cars

There are eight private parking spaces available directly in front of the dormitory building, which are free of charge and therefore generally assigned to our tenants without exception. These parking spaces may not be used by third parties without permission.

For this purpose, however, there are several public parking lots / parking strips on the opposite side of our residential street.

City bus stops (local public transport)

Due to the practical location of our dormitory, our residents benefit from the excellent city bus connection to the University of Applied Sciences, so that you can take the city bus lines 6 and 16 from the “Hochschule” stop to the city center every 15 minutes from Monday to Friday to the “Bahnhof / ZOB” (6 minutes) and “Stadtschloss” (11 minutes) stops.
The corresponding return journey to the “Hochschule” stop (out of town), which is only a few steps away from our building, is offered every 15 minutes.
